sales gives you confidence in selecting a strong listing
price. My comparative market evaluation (CMA) allows for an easy comparison of recent sales and current
listings to see how much the market is prepared to pay for a property like yours.
You will also see expired listings or listings that have been on the market
for more than 90 days to help you understand what the market is not ready to pay.
When it comes to the fast-paced real estate market, you trade time for money. Using my CMA, you will
be able to determine a great asking price for your home. After all, a
well-priced home attracts more
viewings, offers, and sells faster, often above asking price!

Marketing your home properly is key to finding that
'magical' buyer. But, how
you live in your home is not how you sell it! Aside from deep
cleaning and 'de-cluttering' there's much more to getting your home ready
for sale.
Homes that are 'staged' properly sell faster and for more
money. Whether it be recommendations on alternate furniture / room
layouts, identifying and completing minor repairs, or arranging for extra help
if it's needed, I work with you to improve the 'marketablility' of your

Promoting your property in a factual
and appealing manner draws in prospective buyers. Digitized floor-plans
serve as a great reminder and allow the buyer to visualize their occupancy of
your property and ensure all of their furniture fits. The development of an
illustrative floor-plan of your

digital photography
A quality photo
exposition is a 'must' to successfully market your home. Using 8.0 mega-pixel, SLR wide-angle
digital photography, your
home is professionally captured and transferred to the internet. The best shots of your home
appear on the Multiple Listing Service (MLS) website and additional pictures are made available for viewing
on my featured homes section. In addition to being used to market your home,
all pictures that I take are burned to CD-ROM for your safekeeping. In
the unlikely event they are needed for insurance purposes, the pictures may
serve as a current record of your valuable possessions. Once you have
settled into your new place, remember to call or e-mail me. I welcome
the chance to come back and 're-shoot' your new home.
Multiple Listing Service
(MLS), Direct Mail, and Open House exposure
Once listed, your home will appear on
the Multiple Listing Services mls.ca website.
This cooperative real estate marketing system puts your property in front of
thousands of greater Vancouver area realtors and prospective buyers. From
the MLS website, your property gets maximum marketing exposure to all other real
estate board members and pretty soon you will have realtors everywhere working
with me to find a buyer for your property.
Getting word out in your immediate
neighbourhood means more than posting a 'For Sale' sign on the lawn. In
addition to the internet presence, the marketing of your home is not complete until
it appears in
print advertising such as the local community newspaper, Western
News: Real
Estate Weekly.
When it comes to local advertising, who
better than your neighbours to talk about the benefits of living in your
community? Your neighbours already know about the area and are connected
to large social networks through friends, family and co-workers. Holding
an open house is a terrific way to get your neighbours to spread the word about
the specific features and benefits of your home and the local
community. All of my open houses start with a special 'by invitation
only' hour for your neighbours, followed by a general open house for the
public.
